Welcome to KNH Residential Holdings LLC, doing business as FL Vacation Rentals. By renting any of our units, you (the “Guest”) agree to be bound by these Terms and Conditions (“Terms”). These Terms cover all aspects of the use of our rental units and set forth the legally binding agreement between you and us.

Compliance with Laws

The Guest agrees to abide by all local, state, and federal laws and guidelines while occupying the rental unit. Any violation of these laws or guidelines will be considered a breach of these Terms and may result in immediate termination of the rental agreement without refund.

Surveillance and Monitoring

For the safety and security of our properties and guests, owners reserve the right to monitor the premises with video/audio surveillance equipment in non-public spaces as permitted by law. Additionally, all homes are monitored on the interior for smoke and noise, including the use of City of Fort Lauderdale required decibel meters. This monitoring is to ensure the safety, security, and quality of the rental experience for all guests and to enforce compliance with these Terms.

No Refund Policy

All payments made to KNH Residential Holdings LLC are final. We do not offer refunds for any reason, including, but not limited to, early departure, change of plans, or dissatisfaction with the unit. Guests are encouraged to consider travel insurance to cover unexpected changes in travel plans.

Access to Units

The owners reserve the right to access the rental units at any time with reasonable notice to the Guest to secure the property for safety or other concerns. We will make every effort to respect the privacy and convenience of the Guest while ensuring the safety and security of the property.

Use of Property

The Guest agrees to use the property only for lawful purposes and in a way that does not infringe on the rights of others or restrict or inhibit anyone else’s use and enjoyment of the property. The following are strictly prohibited:

  • Smoking inside the rental unit
  • Exceeding the number of occupants allowed per City Code or House Rules
  • Hosting parties or events
  • Engaging in any activity that could cause damage to the property or disturbance to neighbors


KNH Residential Holdings LLC shall not be liable for any loss, damage, injury, or death that may occur to the Guest or any of the Guest’s property during the stay, except where such loss or damage is due to our negligence. The Guest is responsible for ensuring their personal safety and the security of their belongings.

Damage to Property

Guests will be held responsible for any damage to the rental unit or its contents during their stay, beyond normal wear and tear. A security deposit may be required, and charges for any damage will be deducted from this deposit or billed to the Guest as appropriate.

Modification of Terms

We reserve the right to modify these Terms at any time. Any changes will be effective immediately upon posting on our website. By continuing to use our rental units after changes are made, you agree to be bound by the revised Terms.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of the state in which the rental unit is located, without regard to its conflict of law provisions.

By booking a rental unit with KNH Residential Holdings LLC, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.

City of Fort Lauderdale Vacation Rental Guidelines

At higher elevations, sound carries widely. A good rule of thumb is that if you’re making noise that can be heard outside your host’s property line, it’s probably too loud. No noise should be plainly audible from the source property line for one minute at 25 feet (10 PM – 7 AM) or 50 feet (7AM -10 PM).

Please park only in the designated parking areas provided for your rental unit excluding the grass and/or swale. Do not block another driveway or park In the street.

There is a two (2) person sleeping occupancy limit per bedroom and the maximum gathering occupancy is 1.5 times the sleeping occupancy. No gathering shall exceed twenty (20) occupants regardless of the number of bedrooms.

The City of Fort Lauderdale is home to many wildlife, like snakes, possums, raccoons, and others that can be attracted to garbage. Please dispose of all garbage inside City approved receptacles provided by your host. Trash carts should not be out before 6:00pm the day before pickup and must be removed before midnight the day of pickup. THE TRASH PICK UP DAYS FOR YOUR LOCATION ARE PROVIDED IN THE GUIDEBOOK

Any sound shall not be plainly audible for a period of one (1) minute or longer at a distance of twenty-five (25) feet or more when measured from the source property line between the hours of 10:00 p.m. and 7:00 a.m. daily and at a distance of fifty (50) feet or more when measured from the source property line between the hours of 7:00 a.m. and 10:00 p.m. daily.

It is unlawful for a sexual offender or sexual predator to occupy this residence.
